NSW Govt unveils Burwood North Metro rezoning close-up

The NSW Government has revealed details of the proposed Burwood North Metro state-led rezoning, which it says could unlock up to 18,300 new homes and 3,900 jobs.

The rezoning includes a more than 3,000 home increased since it was announced in August last year as detailed planning maximised the areas potential, taking the number of homes, it could enable from 15,000 to 18,300, the Government said in a statement.

The draft plan for the 113-hectare precinct which covers the 800 metres surrounding Burwood North Metro Station which will soon allow commuters to travel to both Sydney’s CBD and Parramatta within 10 minutes is on public exhibition.

Key features of the rezoning proposal include:

  • 5-10% affordable housing in perpetuity
  • building heights of between 8 and 42 storeys
  • better open spaces
  • improved local roads, walking and cycling connections.

Minister for Planning and Public Spaces, Paul Scully said the NSW Government had worked closely with Burwood Council and City of Canada Bay Council to prepare the rezoning proposal, which is being assessed under the State Significant Rezoning Policy.

“The Burwood North rezoning proposal allows for more than 18,000 new homes and nearly 4000 jobs in a thriving neighbourhood close to world class public transport,” said Mr Scully.

“Burwood already ranks as one of world’s best neighbourhoods and with both the Sydney CBD and Parramatta set to be a quick 10-minute trip from the new Burwood North Metro station it’s a no brainer to support its continued growth.

“This is another example of the Minns Labor Government balancing vibrancy, infrastructure delivery and housing growth to support a healthy and vibrant communities.”

Mayor of Burwood, John Faker said the rezoning “unlocks a once‑in‑a‑generation opportunity to deliver a more connected, vibrant and people‑focused centre”.

“It’s great to see the State Government recognise the critical role Burwood North plays in metropolitan Sydney. The updated NSW Government Masterplan will now enable the provision of new public space, expanded retail and commercial floorspace to support local businesses, and brings thousands of new jobs to the area,” the Mayor said.

“With world‑class transport links and upgraded infrastructure at its core, this rezoning ensures Burwood North grows into a lively, accessible precinct where public life, employment and community activity can thrive.”

The draft Burwood North Metro precinct proposal is on public exhibition from 10 March until 10 April. People are encouraged to submit feedback via the NSW Planning portal.
